Association Overview

The RiverRim Development was approved as a Planned Unit Development in 2001 under the Oregon Planned Community Act. The approved Plat includes approximately 150 acres, of which around 40 acres are designated as Open Space Common Areas. As originally approved, RiverRim contains 456 buildable residential lots, a 3-acre Community Park, and a small Commercial Convenience Zone.

A Community park, named Wildflower Park, is owned and operated by the Bend Park and recreation District (BPRD). BPRD also owns portions of the Butte at the SW corner of RiverRim, as well as a small parcel of land adjacent to the easterly slope of the Butte.

In accordance with the Governing Documents, the governance of RiverRim is by a five member Board of Directors, who are elected each November at the Annual meeting. Director terms are staggered each year 3 and 2, to ensure continuity. The Board has three appointed Standing Committees, as follows (typically 3 to 5 members each);

  • Finance Committee
  • Architectural Review Committee
  • Common Area Committee

In addition, ad hoc Committees are periodically appointed to address specific issues.

The main focus of the RiverRim Community Association is on maintaining the many acres of Common Area, for the enjoyment of the homeowners, and ensuring that all the homes and yards are well maintained. The latter is accomplished by enforcement of the CC&Rs and the Architectural Guidelines and Procedures Handbook.

    A: For 2014 they are $180 per quarter. Residents served by gated access pay $228 per quarter.
  • Q. What do the HOA dues cover?
    A:Association administrative expenses, maintenance of common areas and private roads, reserves funds, and management services.
  • Q. What are the demographics within RiverRim?
    A:RiverRim is a diverse community consisting of young families, retirees and second home owners. The proximity of Elk Meadow Elementary School is particularly convenient for young families. The peace and tranquility of RiverRim also appeals to seniors. With home prices ranging from $250,000 to nearly $1M, there is a home to fit the lifestyle of most buyers.
